Total Facility Management

Capital Plaza is a premier, mixed-use development in a prime location at the eastern end of the Corniche, adjacent to Sheikh Khalifa Energy complex and opposite the Sheraton hotel. The Capital Plaza Development features a hotel, offices and three residential towers with 1, 2, 3 and 4 bedroom apartments that include penthouse accommodation. The complex has a floor area of 260,000 m² and is one of the most prestigious developments in Abu Dhabi.

Dussmann Gulf LLC has been delivering total facility management services to Capital Plaza Towers since August 1, 2011. These comprise technical services, soft services and energy management. Service delivery is coordinated using a customized computer aided facility management (CAFM) system.

Tenants can call the Dussmann helpdesk for assistance 24-hours a day, 365 days a year.

Technical Services

The Dussmann technical services team carries out preventive planned maintenance for HVAC systems and other technical equipment and is on call to correct faults and carry out repairs. Services are provided according to best practice and international standards with the goal of maximizing availability and maintaining the value of systems.

Our specialist team ensures compliance with legislation and applicable norms.

Soft Services

Our well-trained team delivers the following services:

  • maintenance and deep cleaning of interiors, sidewalks and car parks, technical rooms and   swimming pools
  • façade cleaning 4 times a year using BMUs
  • security services
  • landscaping and irrigation services
  • pest control
  • waste management

Energy Management

In cooperation with our client, we maximize the energy efficiency of the facility through strategic sourcing and optimization of  consumption. Dussmann Gulf is proud to have achieved annual cost savings of 10% for both power and water.

Management of Subcontractors

Subcontractors are necessary to carry out very specialized services. Dussmann Gulf LLC coordinates and controls subcontractors for maintenance of the following equipment and systems:

  • elevators and escalators
  • ELV, public address systems and gate barriers
  • high voltage switchgear and drytype transformers
  • chemical water treatment
  • BMUs

Technical Services

The Landmark Group is one of the largest and most successful retail organizations in the Middle East. The Group operates 1,900 outlets encompassing a retail presence of over 24 million square feet across the Middle East, Africa and the Indian Subcontinent. The Group employs over 50,000 employees.

Dussmann Gulf has been awarded the technical services contract for Landmark Group properties across the UAE including headquarters, the web office, a warehouse and two retail stores in Shopping Centers. These are pilot projects and it is planned to expand service provision to all retail outlets in the UAE.

The contract, which started in April 2016 currently covers the following services:

  • asset collection & tagging
  • technical maintenance
  • fire and security systems maintenance
  • cleaning services in offices and public areas
  • helpdesk services
  • CAFM (Computer Aided Facilities Management) system
